Can't run mate command as admin user, when logged in as normal user in Snow Leopard

I just installed the final(shipping disk) Snow Leopard and run TextMate 1.5.9 (1510). I run in non-admin mode for everyday stuff and then use an admin account to do things that require admin privileges. When I'm logged in to my admin account (in the terminal) and type mate filename, mate hangs. I get the following error:

mate[17020] <Error>: kCGErrorFailure: Set a breakpoint @ CGErrorBreakpoint() to catch errors as they are logged.
_RegisterApplication(), FAILED TO establish the default connection to the WindowServer, _CGSDefaultConnection() is NULL.

I'm attaching all log entries "mate" related, without any removal of duplets or non-related stuff!

The mate program uses distributed objects for communication. These are only allowed to “talk” to other objects in the same (graphical) session.

We do plan to switch to another less restrictive IPC method, but for now this is a limitation of the APIs involved.
